Booking Terms
These terms apply to direct reservations made with KY Stays Ltd.

How A Booking Is Formed
Submitting an enquiry does not reserve dates. A booking is formed only when the official booking workflow confirms the reservation and the required payment has succeeded.
Lead Guest And Occupancy
Only guests listed on the reservation or approved by KY Stays may stay at or visit the property. The Lead Guest must be at least 18, is responsible for the conduct of their booking party and confirms that they are authorised to accept these terms on their behalf. Additional guests require advance approval and any applicable charge must be agreed before their stay. Undeclared or unauthorised guests may result in reasonable additional charges or termination of the stay where lawful.
Prohibited Activity
Parties, events, unauthorised visitors, excessive noise, smoking or vaping indoors, illegal drugs, nitrous oxide, criminal or anti-social behaviour, and interference with fire, safety or security systems are strictly prohibited.
Quiet Hours
Quiet hours are from 10 PM to 7 AM. Guests must keep noise to a minimum and respect neighbours and shared areas at all times.
Smoking And Vaping Charge
Smoking or vaping indoors may result in a £100 charge. Where reasonable, evidenced cleaning, odour-removal, repair or damage costs caused by the breach exceed that amount, the Lead Guest may also be responsible for the additional cost.
Keys And Access Devices
Guests are responsible for all keys and access devices supplied to them. A lost or unreturned key or access device will incur a £50 replacement charge.
Damage, Loss And Additional Cleaning
The Lead Guest may be responsible for reasonable, evidenced costs resulting from damage, loss, theft of property, missing items or cleaning required beyond a normal turnover where caused by the booking party or its visitors. KY Stays does not take a separate security deposit for this booking.
Serious Breaches
KY Stays may refuse check-in or end a stay following a serious or material breach where reasonable and permitted by law. This may be without refund where permitted by law. KY Stays may recover reasonable losses and report suspected unlawful or criminal activity to the relevant authorities.
Prices, Payment And Cancellation
The final total shown before payment includes the accommodation price and mandatory cleaning fee. Any applicable website, weekly, monthly or last-minute saving is shown before payment. KY Stays Ltd is not VAT registered and does not add VAT to these prices. Secure payment processing is handled by Stripe; KY Stays does not receive or store raw card numbers or CVVs. The Cancellation Policy accepted during checkout applies to direct reservations.
Identity And Personal Data
Reasonable identity information and photo identification may be requested for identity verification, fraud prevention, property security and legal compliance. Personal information is handled in accordance with the Privacy Notice.
Arrival And Access
Check-in, checkout and self check-in instructions are sent to confirmed guests. Access information must not be shared with anyone outside the approved booking party.
Electronic Acceptance And Governing Law
Accepting these terms electronically and any electronic signature supplied during check-in are intended to be binding. These terms are governed by the laws of England and Wales. Nothing in these terms limits consumer rights that cannot lawfully be excluded.
